NOTICE CONTENT
PUBLIC NOTICE Our client M/s. Rohan Housing Pvt. Ltd. has purchased and is in possession of a plot of land in Pune, sub-plot and Taluka Haveli, within the limits of Pune Municipal Corporation, and within the jurisdiction of the Hon. Sub-Registrar Haveli, Village Mouje Kharadi, Survey No. 58/3A, area 01 Hectare 06 R (i.e., 10600 sq.m.). This property, hereinafter referred to as "the said property" in this public notice, was purchased by them with possession through a registered sale deed dated 13/07/2010, and our client's name has been recorded in the revenue records as owner and occupier. The adjacent occupants to the north-east of the said property, i.e., owners of Survey No. 58/2/1B/1 and the eastern Survey No. 58/3B, Shri. Ranjit Dattatray Shinde, Shri. Amit Dattatray Shinde, Smt. Chhaya Dattatray Shinde, Shri. Manohar Ramchandra Shinde, Shri. Amar Digambar Shinde, Vimal Shankar Shinde, Shri. Ajay Shankar Shinde, Shri. Nitin Shankar Shinde, Shri. Rahul Shankar Shinde & Smt. Shami Amar Shinde, and the former owners of Survey No. 58/2/1B/2, Shri. Hemant alias Hanumant Nivrutti More, Shri. Amar Hemant alias Hanumant More, Ku. Hemlata Nivrutti More & Shri. Shardul Rajendra More, against all these individuals, a Special Civil Suit No. 1846/2023 has been filed in the Hon. Civil Court, Senior Division, Pune, for cancellation of their illegal government measurements, removal of encroachment on our client's owned property, and to prevent sale or development of the property to third parties based on false and illegal measurements. The said suit is sub-judice. The registration of the said suit as "Notice of Lis Pendens" has been done at the office of the Hon. Sub-Registrar Haveli No. 4 vide document No. 8108/2024 dated 02/04/2024, and revenue disputes regarding the said property are pending. In such pending cases before appellate authorities, junior officers have incorrectly concluded that the division of our client's owned and possessed area has not occurred. Based on such incorrect conclusions, Shri. Hemant alias Hanumant Nivrutti More and others have falsely stated that our client's owned and possessed land is part of their owned and possessed land, and have falsely claimed that our client's owned and possessed land is Survey No. 58/2/1B/2 or part of their share. The More family has illegally sold a portion of our client's owned land, claiming it as their own, to Shri. Satish Shivlal Kokate & Shri. Amar Ramchandra Jadhav. However, the land given for sale was not owned by the sellers mentioned in the sale deed, yet it was included in the sale deed as if it were theirs. Therefore, the said sale deed is fundamentally illegal, and our client will take necessary legal action regarding it. Therefore, all concerned are hereby informed through this notice that, since revenue and civil disputes are ongoing regarding the properties Survey No. 58/2/1B/1, Survey No. 58/3B, and Survey No. 58/2/1B/2, no one should enter into any transaction for the purchase of land or apartment without our client's consent. If any such transaction is carried out, and it harms our client's rights and interests, such illegal transaction will not be binding on our client and our client's property. Furthermore, no one will get possession of our client's said property. Our client will also take appropriate legal action against such purchasers.
