NOTICE CONTENT
PUBLIC NOTICE Notice is hereby given to the general public that we are verifying the development rights of S.A.K. Earth Developers LLP ("Developer"), an LLPIN 1402 holder, a Limited Liability Partnership, having its registered office at Unit No. 501, 5th Floor, Karan Tej Bonita, 1187/16, Shivajinagar, Pune 411005; and (ii) the ownership rights of Yogita Satyajit Patil ("Owner") in respect of the land ("Land") more particularly described in the Schedule below. If there are any claims (collectively referred to as "Claims") regarding the developer's/owner's rights, ownership rights, interests, or any transferable development rights (TDR), Floor Space Index (FSI) in any part of the land or any constructed area built or to be built on any part of the land, or any sale, transfer, mortgage, charge, security, encumbrance, agreement to sell, memorandum of understanding, letter of intent, appointment, lease, sub-lease, tenancy, license, right of way, caretaking rights, development rights, joint development rights, development management agreement, joint venture, option agreement, partition, booking, barter system, possession, holding rights, guarantee, lien, covenant, trust, Waqf, maintenance, easement, right of way, reservation, family arrangement/settlement, gift, pending claims, exchange, share, beneficial interest, surrender, division, distribution, power of attorney, any court order or any other statutory or adjudicatory authority's order or decree or direction or any claim and/or demand and/or objection and/or share and/or benefit of any nature whatsoever, they must inform Khaitan & Co., Advocates, One World Center, Tower-1C, 13th Floor, Senapati Bapat Marg, Mumbai 400013, and also via email at mumbai@khaitanco.com (marked for the attention of Mr. Devendra Deshmukh) in writing with original supporting documents within 14 (fourteen) days from the date of publication of this notice. Otherwise, it will be presumed that no such claims exist, and even if such claims exist in law or otherwise, it will be deemed that the claimant has waived such claims and/or surrendered any right to enforce such claims, and such claims will not be binding on the developer and owner. SCHEDULE (Description of Land) All that piece and parcel of land admeasuring 1 Hectare 79.25 Ares (including 17 Ares Potkharaba) out of the total admeasurement of 2 Hectares 33 Ares (including 17 Ares Potkharaba) of Survey No. 46 Hissa No. 1 (Part) situated and located in Baner village, Haveli Taluka, Pune District. The boundaries of the land are as follows: East or in that direction: 12 meter wide service road; West or in that direction: Survey No. 47 (Rahul Arcus Project); South or in that direction: Remaining area of Survey No. 46; North or in that direction: Part of Survey No. 47.
