Public Notice We, Advocate, M.A. Bagban, hereby give this public notice to the general public and all concerned, informing them that: The land measuring 436 sq.m in TP Scheme No. 3/6, final plot no. 657/1, located in the limits of Kochrab village, Sabarmati taluka, Ahmedabad - 4 (Paldi), District Ahmedabad, being non-agricultural land with an old bungalow structure on it, is the property of Jayshriben Pradipkumar Mehta, which she owns fully, independently, and has direct possession and enjoyment of it, along with clear and marketable rights and titles. Our client has decided to sell this property, and for that purpose, a title clearance certificate regarding her rights and titles to the said property, being clean, marketable, and free from encumbrances, is required. Therefore, if any person other than the sole owner - Jayshriben Pradipkumar Mehta, has any kind of right, interest, share, claim, encumbrance, liability, lien, right of inheritance, right of possession, right of way, right of access, easement right, or any other kind of right or interest in the said property, please provide documentary evidence within 7 days from the publication of this notice to the below mentioned address. Failure to do so will be considered as a confirmation that the said property belongs solely to Jayshriben Pradipkumar Mehta, excluding any rights, interests, shares, encumbrances, liabilities, liens, right of inheritance, or easement rights of any other person. Accordingly, a suitable title clearance certificate will be provided, and our client will complete the sale transaction by paying the due amount to the sole owner, Jayshriben Pradipkumar Mehta. જાહેર નોટિસ આથી અમો એડવોકેટ, એમ.એ બાગબાન, જાહેર જનતાને તથા લાગતા વળગતાને આ જાહેર નોટીસ આપી જણાવીએ છીએ કે :- રજીસ્ટ્રેશન ડીસ્ટ્રીકટ અમદાવાદ, સબ ડીસ્ટ્રીક્ટ અમદાવાદ-૪ (પાલડી)ના, સાબરમતી તાલુકાના મોજે કોચરબની સીમના ટી.પી. સ્કીમ નં. ૩/૬, ના ફાયનલ પ્લોટ નં. ૬૫૭/૧ ની ૪૩૬ ચો.મીટર ક્ષેત્રફળની બીનખેતીની જમીન તથા તૈની ઉપર આવેલ જુના બંગલાના બાંધકામવાળી મિલકત; જયશ્રીબેન પ્રદિપકુમાર મહેતાએ તેમની કુલ, સંપૂર્ણ, સ્વતંત્ર,માલીકીપણાની તથા પ્રત્યક્ષ કબજા ભોગવટાની, ક્લિયર અને માર્કેટેબલ રાઈટ્સ, ટાઇટલ્સ સહિતની આવેલ હોવાનું જણાવીને; અમારા અસીલને, વેચાણ આપવાનું નક્કી કરેલ છે; તથા તે હેતુ માટે, સદર મિલકત પરત્વેના તેમના તમામ રાઈટ્સ, ટાઈટલ્સ, ચોખ્ખે ચોખ્ખા, માર્કેટેબલ અને બોજા મુક્ત હોવા બદલના ટાઈટલ ક્લીયરન્સ સર્ટીફીકેટની અમારી પાસે માગણી કરેલી છે. તો સદરહુ મિલકતમાં, અગર તે અંગે, તેના ઉપર જણાવેલ એકમાત્ર માલીક-જયશ્રીબેન પ્રદિપકુમાર મહેતા સિવાય, અત્ય કોઈનો કોઈપણ પ્રકારનો લાગભાગ, હક્ક, હીત, હીસ્સી, દાવો, બોજો, અલાખો, બાનાખતનો હક્ક, કબજા હક્ક, રસ્તાનો, ચાલ નિકાલનો, કે ઇઝમેન્ટનો હક્ક, કે અન્ય કોઈપણ પ્રકારનો હકક, હિત રહેલ હોય તો, આ નોટીસ પ્રસિઘ્ધ થયેથી દિન-૭ માં તેના દસ્તાવેજી પુરાવાઓ સહિત, અમોને નીચેના સરનામે લેખીત જાણ કરી તેની ખાત્રી આપવી. જો તેમ કરવામાં નહીં આવે તો, સદરહુ મિલકતમાં તેના ઉપર જણાવેલ એક માત્ર માલિક-જયશ્રીબેન પ્રદિપકુમાર મહેતા સિવાય, બીજા કોઈનો કોઈપણ પ્રકારનો લાગભાગ, હક્ક, હીતસંબંધ, હીસ્સો, બોજો, અલાખો, બાનાખતનો હક્ક કે ઇઝમેન્ટનો હક્ક વિગેરે કાંઈપણ નથી અને હોય તો તે તમામ જતા કરેલા છે, તેમ સમજી સદરહુ મિલકતના ટાઈટલ ક્લીયરન્સ અંગેનું યોગ્ય સર્ટીફીકેટ આપવામાં આવશે, અને અમારા અસીલ ઉપરોક્ત એક માત્ર માલિક-જયશ્રીબેન પ્રદિપકુમાર મહેતાને અવેજ ચુકવીને વેચાણના વ્યવહારો પૂર્ણ કરશે, તથા ત્યારબાદ આ અંગે કોઈની કોઈપણ પ્રકારની તકરાર ચાલશે નહીં તે નક્કી જાણશો. અમદાવાદ. તા.૦૪-૦૪-૨૦૨૫ M.A. Bagban Advocate Mahendra Bhavsar & Co.
