Public Notice We, the undersigned advocates, hereby give public notice to inform the general public that, District Ahmedabad, Registration Sub-District Ahmedabad-4 (Paldi), Taluka-Sabarmati, Moje-Kochrab Village, TP Scheme No. 3/6, Final Plot No. 623/20, measuring 69 square meters of non-agricultural land, located on the ground floor + 1 to 5th floor, including balcony, with a total built-up area of 2403.16 square meters, premises known as "Aikya-2", situated at :- Aikya-2, opposite Atlanta Tower, next to Nishka Apartment, Gulbai Tekra, Ahmedabad-380006, is the sole property of our client Ariya Realty LLP, a partnership firm, located at :- C-1209, The First, near Keshav Bagh, behind ITC Hotel, Vastrapur, Ahmedabad. Our client has given this property (premises) to Ashimar Housing Private Limited (Your Space), located at :- 221, 1st Floor, Okhla Faz-2, New Delhi-110020, on the terms of the agreement dated 26.07.2024 for use and enjoyment, but they have violated the terms of the agreement, therefore, our client gave them a first notice on 23.11.2024 and terminated the agreement, and despite this notice not being complied with, our client firm again gave a notice on 23.12.2024 and our client has filed a complaint against Ashimar Housing Private Limited (Your Space) in the concerned office and taken legal action. And our client firm Ashimar Housing Private Limited (Your Space) has violated the terms of the agreement, therefore, our client firm gave them a first notice on 23.11.2024, at which time our client firm terminated the agreement. Therefore, from the date of publication of this public notice, Ashimar Housing Private Limited (Your Space), its directors and authorized persons, shall not enter into any dealings with our client regarding the said property, or use or cause the use of the said property without the permission of our client. And despite this, if any such act is done, the full responsibility will lie with Ashimar Housing Private Limited (Your Space) and the person, persons, firm, institution, etc. with whom the transaction is done. જાહેર ચેતવણી અમો નીચે સહી કરનાર એડવોકેટ આથી જાહેર જનતાને આ જાહેર ચેતવણી આપી જણાવવાનું કે, ડિસ્ટ્રીક્ટ અમદાવાદ રજીસ્ટ્રેશન સબ-ડિસ્ટ્રીક્ટ અમદાવાદ-૪ (પાલડી), તાલુકા- સાબરમતી, મોજે- કોચરબની સીમની ટી.પી.સ્કીમ નં.૩/૬ ના ફા.પ્લોટ નં.૬૨૩/૨૦ ની £૬૯ સમચોરસમીટરની બિનખેતીની જમીન ઉપર આવેલ ગ્રાઉન્ડ ફલોર + ૧ થી પ માળની બાલ્કની સહિતની કુલ માપમાં ૨૪૦૩.૧૬ સમચીરસમીટરના બભિલ્ટ-અપ એરીયાના બાંધકામવાળી “‘Aikya-2”” નામે આળખાતી પ્રિમાઈસીસ કે જેનું ઠેકાણું :- Aikya-2, એટલાન્ટા ટાવરની સામે, નિશ્કા એપાર્ટમેન્ટની બાજુમાં, ગુલબાઈ ટેકરા, અમદાવાદ- ૩૮૦૦૦૬ ખાતે આવેલ છે તે પ્રિમાઈસીસ અમારા અસીલ આરીયા રીયલ્ટી એલએલપી એ નામની ભાગીદારી પેઢી ઠેકાણું:- સી-૧૨૦૯, ધ્‌ ફર્સ્ટ, કેશવ બાગની પાસે, આઈ.ટી.સી. હોટલની પાછળ, વસ્ત્રાપુર, અમદાવાદ નાઓની કુલ સ્વતંત્ર માલિકીની આવેલ છે અને સદરહુ મિલકત (પ્રિમાઈસીસ) અમારા અસીલે આશીમારા હાઉસીંગ પ્રાઈવેટ લીમીટેડ (યોર સ્પેસ) ઠેકાણું :- ૨૨૧, ફર્સ્ટ ફ્લોર, ઓખલા ફઝ-૨, ન્યુ દિલ્હી-૧૧૦૦૨૦ તાઓને તા. ૨૬.૦૭.૨૦૨૪ ના રોજ એગ્રીમેન્ટની શરતોએ વાપર ઉપયોગ કરવા સાર આપેલી પરંતુ તેઓએ તે એગ્રીમેન્ટની શરતોનો ભંગ કરેલ હોઈ જેથી અમારા અસીલ દ્વારા તેઓને ગઈ તા. ૨૩.૧૧.૨૦૨૪ ના રોજ પ્રથમ નોટીસ આપેલી અને એગ્રીમેન્ટ ટર્મીનેટ કરેલો અને તેમ છતાં તે નોટીસનું પાલન ન કરતાં અમારા અસીલ પેઢીએ ગઈ તા. ૨૩.૧૨.૨૦૨૪ તા રોજ ફરીથી નોટીસ આપેલી અને અમારા અસીલે આશીમારા હાઉસીંગ પ્રાઈવેટ લીમીટેડ (યોર સ્પેસ) વિરદ્ધમાં સંબંધિત કચેરીમાં ફરીયાદ આપીને કાયદેસરની કાર્યવાહી કરેલ છે તેમજ અમારા અસીલ પેઢીએ આશીમારા હાઉસીંગ પ્રાઈવેટ લીમીટેડ (યોર સ્પેસ) નાઓએ એગ્રીમેન્ટની શરતોનો ભંગ કરેલ હોય જેથી તેઓને ગઈ તા. ૨૩.૧૧.૨૦૨૪ ના રોજ પ્રથમ નોટીસ આપેલી ત્યારે અમારા અસીલ પેઢીએ એગ્રીમેન્ટ ટર્મીનેટ કરેલ છે જેથી હવે આ જાહેર ચેતવણી પ્રસિદ્ધ થયાની તારીખ બાદથી અમારા અસીલની સદરહુ મિલકત અંગે આશીમારા હાઉસીંગ પ્રાઈવેટ લીમીટેડ (યોર સ્પેસ) કે તેના ડીરેક્ટરો તથા તેઓના ઓથોરાઈગૂડ વ્યક્તિ સાથે કોઈપણ પ્રકારના વવહારો કરવા કરાવવા નહીં કે સદરહુ મિલકતનો અમારા અસીલની કોઈપણ પ્રકારની પરવાનગી વિના વાપર ઉયોગ કરવો કરાવવો નહીં અને તૈમ છતાં તેવું કોઈ કૂત્ય કરવા કરાવવામાં આવશે તો તેની સંપુર્ણ જવાબદારી આશીમારા હાઉસીંગ પ્રાઈવેટ લીમીટેડ (યોર સ્પેસ) તથા તેની સાથે જે વક્તિ, શબ્સ, પેઢી, સંસ્થા દ્વારા કરવામાં આવેલ વ્યવહાર કરનારની સંપુર્ણ જવાબદારી રહેશે અને અમારા અસીલ લાગુ તમામ વિરદ્ધ ધોરણસરની કાર્યવાહી કરવા હક્કદાર રહેશે જેની આ જાહેર ચેતવણીથી જાહેર જનતાએ નોંધ લેવી. અમદાવાદ. તારીખ :- ૦૫-૦૪-૨૦૨૫ MITESH H.
