This is a public notice and warning regarding the cancellation of a Power of Attorney given by Girishbhai Ukadbhai and Nanu Ukadbhai, both residing at Nana Borsara, Tal. Mangrol, Dist. Surat. They are the owners of the land situated at Nana Borsara, Mangrol taluka, Surat district, old block/survey no. 280, which is now registered as new block/survey no. 294, and is a non-agricultural land, eligible for premium with an area of 7344 square meters, which is equivalent to 1-65-29 square meters. They, along with their mother, Maliben Ukadbhai, had given a power of attorney to S.N. Tapdiya, residing at C-801, Sanidhya Residency, Parbatpatiya, Surat, on 04/12/2009, under document number 4128. However, no action or deed was taken under this Power of Attorney. Maliben Ukadbhai passed away on 03/08/2015, making the Power of Attorney automatically void. To avoid future disputes, the said Power of Attorney given on 04/12/2009 is hereby cancelled. Moreover, as this land is subject to clause 73AA of the Ganotdhar Act, the power of attorney has no legal value. Therefore, our clients or their company are not authorized to do any work, act or deed, or enter into any agreement, document or transaction related to this land with any third party. Any action or deed done based on this cancelled power of attorney will not be binding on our clients. These documents will be considered null and void.
