Public Notice This is to inform the general public that, on behalf of and on the behalf of RISH! BUILD STRUCTURE PRIVATE LIMITED, a company with registered office at H-694|/1, Nilkanth Company, Bhilwara, Rajasthan-311001, its Director Shri Rajendra Gokharu, resident-36, Main Sector, Shastri Nagar, Bhilwara, Rajasthan-311001, has applied for a certificate of opinion regarding the clarity and marketability of titles to the land of 59990.20 square meters of 598 sub-plots in the scheme named 'स्वयम' located on 136815 square meters of non-agricultural land out of 136823 square meters of land in survey/block number-1008 (old consolidated survey/block number-611 and old survey/block number-611, 612, 614, 616, 618, 619, 620, 621, 622/A and 623) of the village Moje Palodar in the sub-district and taluka Mahesana of District Mahesana according to the re-survey, owned and in possession of the said company, free from encumbrances. This public notice is published as per the instructions and consent of our client and the consent letter of the aforementioned company presented by our client. (a) 381 sub-plots, each sub-plot having an area of 90 square meters, totaling 34290 square meters of land for a total of 381 sub-plots. (b) 96 sub-plots, each sub-plot having an area of 88.5 square meters, totaling 8496 square meters of land for a total of 96 sub-plots. (c) 121 sub-plots, each sub-plot having different areas, totaling 17204.22 square meters of land for a total of 121 sub-plots. Thus, a total of 598 sub-plots, totaling 59990.20 square meters of land. Therefore, if any person, bank or corporation has any encumbrance, charge, lien or any other type of objection, dispute, claim, or right, interest, share, encumbrance on the said land, or any type of deed, deed of sale, or other transfer agreement or any other right arising from any interest on the said land, then they shall, within 7 (seven) days of the publication of this public notice, submit a written notice of the same along with proof (objections without proof will not be considered) to the address below. And if they fail to do so, then any person, bank or corporation will be deemed to have no encumbrance, charge, lien or any other type of objection, dispute, claim or right, interest, share, encumbrance or any type of deed, deed of sale, or other transfer agreement or any other right arising from any interest on the said land, and any such right shall be deemed to have been waived (waived), and we shall issue a certificate of opinion on the clarity of the title of the said land, and no objection of any kind shall be entertained thereafter. BUILD STRUCTURE PRIVATE LIMITED એ નામની કંપની કે જેની રજીસ્ટર્ડ ઓફીસ - એચ- ૬૯૪|/૧, નિલકંઠ કંપની,ભીલવાડા, રાજસ્થાન-૩૧૧૦૦૧ ખાતે આવેલી છે તેના વતી અને તરફથી તેના ડીરેકટર શ્રીરાજેન્દ્ર ગોખરુ, રહેવાસી-૩૬, મૈન સેકટર, શાસ્ત્રી નગર,ભીલવાડા, રાજસ્થાન-૩૧૧૦૦૧ના એ રજીસ્ટ્રેશન ડીસ્ટ્રીક્ટ મહેસાણાના સબ-ડીસ્ટ્રીકટ અને તાલુકા મહેસાણાના ગામ મોજે પાલોદરની સીમના રી-સર્વે અનુસારના સર્વે/બ્લોક નંબર-૧૦૦૮ (જુનો એકત્રીત સર્વે/બ્લોક નંબર-૬૧૧ તથા જુના સર્વે/બ્લોક નંબર-૬૧૧,૬૧૨, ૬૧૪, ૬૧૬, ૬૧૮, ૬૧૯, ૬૨૦, ૬૨૧,૬૨૨/એ તથા ૬૨૩ પૈકી)ન ૧૩૬૮૨૩ ચોરસમીટરની જમીન પૈકી ૧૩૬૮૧૫ચોરસમીટરની બિનખેતીની જમીનની ઉપર આવેલ સ્વયમ” નામની સ્કીમમાં નીચે દર્શવિલ કુલ ૫૯૮ સબ પ્લોટોની ૫૯૯૯૦.૨૦ચોરસમીટરની જમીન ઉપરોકત કંપનીની માલીકી અને કબજા ભોગવટાની બોજારહિત હોવાનું જણાવી નીચે દર્શાવેલ ૫૯૮ સબ પ્લોટોની પ૫૯૯૯૦.૨૦ચોરસમીટરનં જમીન અંગેના ટાઈટલ્સ કલીયર અને માર્કેટેબલ હોવા બદલના અભિપ્રાય અંગેના પ્રમાણપત્રની અમારી પાસે માંગણી કરેલી છે, અમારા અસીલે રજુ કરેલ ઉપરોક્ત કંપનીનું સંમતિપત્ર તેમજ અમારા અસીલની સુચના અને સંમતિ અનુસાર આ જાહેર નોટીસ પ્રસિદ્ધ જણાવેલ છે. (અ) ૩૮૧ સબ પ્લોટો જેના પ્રત્યેક સબપ્લોટનું ક્ષેત્રફળ ૯૦ ચોરસમીટર છે એ રીતે કુલ ૩૮૧ સબપ્લોટોની ૩૪૨૯૦ ચોરસમીટરનં જમીન. (બ) ૯૬ સબ પ્લોટો જેના પ્રત્યેક સબ પ્લોટનું ક્ષેત્રફળ ૮૮.૫ ચોરસમીટર છે એ રીતે કુલ ૯૬ સબ પ્લોટોની ૮૪૯૬ ચોરસમીટરન જમીન.(ક) ૧૨૧ સબ પ્લોટો જેના પ્રત્યેક સબ પ્લોટો જુદા જુદા ક્ષેત્રફળ વાળાછે એ રીતે કુલ ૧૨૧ સબપ્લોટોની ૧૭૨૦૪.ર૨ચોરસમીટરનીજમીન. એ રીતે કુલ ૫૯૮ સબ પ્લોટોની ૫૯૯૯૦.૨૦ ચોરસમીટરની જમીન. તો .સદરહુ જમીન ઉપર કોઈપણ શખ્સ, ક કે મંડળીનો બોજો, ચાર્જ, લીયન હોય કે અન્ય કોઈનો કોઈપણ પ્રકારનો વાંધો, તકરાર, દાવાદુવી હોય કે લાગભાગ, હક્ક, હિત, હિસ્સો, બોજો હોય કે સદરહુ જમીન ઉપર કોઈના કોઈપણ પ્રકારના બાનાચિઠ્ઠી, બાનાખત કે અન્ય કોઈ ટ્રાન્સફર કરારના કે અન્ય કોઈ રીતે કોઈ હિત સંબંધથી પ્રાપ્ થતાં હક્કો હોય તો તેઓએ આ જાહેર નોટીસ પ્રસિદ્ધ થયેથી દિન-૭(સાત)માં તે બદલના પુરાવા સહિત (પુરાવા સિવાયના વાંધા ધ્યાન ઉપર લેવામાં આવશે નહિ) લેખિત જાણ પત્ર દ્વારા નીચેના સરનામે કરવી અને જો તેમ કરવામાં નહીં આવે તો સદરહુ જમીન ઉપર કોઈપણ શખ્સ, બેંક કે મંડળીનો બોજો, ચાર્જ, લીયન કે અન્ય કોઈનો કોઈપણ પ્રકારનો વાંધો, તકરાર, દાવાદુવી કે લાગભાગ, હક્ક, હિત, હિસ્સો, બોજો કે સદરહુ જમીન ઉપર કોઈના કોઈપણ પ્રકારના બાનાચિઠ્ઠી, બાનાખત કે અન્ય કોઈ ટ્રાન્સફર કરારના કે અન્ય કોઈ રીતે કોઈ હિત સંબંધથી પ્રા થતાં હક્કો નથી અને હોય, તો તે જતા (વેવ) કરેલ છે, તેમ સમજી અમો સદરહુ જમીનના ટાઈટલ ક્લીયરન્સના અભિપ્રાય અંગેના પ્રમાણપત્ર આપીશું ત્યારબાદ કોઈની કોઈપણ પ્રકારની તકરાર ચાલશે નહિ. તેની નોંધ લેશો. તારીખ ૦૨-૦૪-૨૦૨૫ હિતેષ એમ. રાવલ એડવોકેટ, એચ. એમ. રાવલ એન્ડ કંપની, એડવોકેટ્સ, ડી-બ્લોક, ગ્રાઉન્ડ ફલોર, સત્યમ કોર્પોરેટ સ્કવેર, એસ્ટ્રલ હાઉસ સામે, ઓફ સિંધુભવન રોડ, બોડકદેવ, અમદાવાદ-૩૮૦૦૫૪. ફોનઃ (ઓફીસ) ૨૬૭૬૨૦૪૦.
