Public Notice / Warning regarding land bearing Block No. 58/2 of Moje-Saroli, Taluka Puna, Dist. Surat. A public notice has been published in Gujarat Samachar daily on 4/6/2025 by K. B. Markana Advocate regarding land bearing Revenue Survey No. 33/2/B, Block No. 58/2, area 1.08.06 Hectare Are Sq. M., Assessment Rs. 29-8 paise of Moje-Saroli of Surat District Sub-District Taluka-Puna, which public notice is completely false, illegal, incomplete, and unclear. Because our clients (1) Rameshbhai Mangubhai Patel, (2) Sandipbhai Thakorbhai Patel, (3) Dipakbhai Chhaganbhai Patel, (4) Vimal Kumar alias Vimalbhai Nareshbhai Patel, (5) Niteshbhai Mangubhai Patel have not sold, mortgaged, gifted, transferred or assigned the said land to anyone, nor have they entered into any transfer transactions or writings with anyone regarding the said land, nor have they given consent to anyone to publish a public notice regarding the sale of the said land. Furthermore, the fact of the un-partitioned 30 feet road towards the north direction out of the said land as mentioned in the public notice is fabricated, because there has been no understanding or road constructed regarding coming and going and bringing vehicles to and from the said land. In addition, the name of the buyer has also not been mentioned in the public notice. Thus, any writings, transactions or agreements of any kind with anyone regarding the said land will not be acceptable, approved and binding to our clients. Therefore, no one should do or cause to be done any kind of writings or transactions regarding transfer or sale without taking the signature and consent of our clients in person regarding the said land, and even if any such writings or transactions are done or caused to be done, it will not be acceptable, approved and binding to our clients and such persons will not acquire legal ownership rights and title and such persons will be forced to take criminal/legal action against them and they will be responsible for its costs and consequences, this public notice/warning is given to all. મોજે-સારોલી, તા.પુણા, જી. સુરત ના બ્લોક નં.૫૮/ર વાળી જમીન અંગે જાહેર નોટીસ / ચેતવણી સુરત ડીસ્ટ્રીકટ સબડીસ્ટ્રીકટ તાલુકો-પુણા ના મોજે-સારોલી ના રે.સ.નં.૩૩/ર/બ જેનો બ્લોક નં.૫૮/ર જેનું ક્ષેત્રફળ ૧.૦૮.૦૬ હે.આરે.ચો.મી. આકાર રૂ।.ર૯-૮ પૈસાવાળી જમીન અંગે ગુજરાત સમાચાર દૈનિકમાં તા.૪/૬/ર૦ર૫ ના રોજ કે. બી. મારકણા એડવોકેટે જાહેર નોટીસ પ્રસિઘ્ધ કરાવેલી છે, જે જાહેર નોટીસ તદન ખોટી, ગેરકાયદેસરની, અધુરી, અસ્પષ્ટ ચાલી આવેલ છે. કારણ કે હમારા અસીલો (૧) રમેશભાઈ મંગુભાઈ પટેલ, (ર) સંદિપભાઈ ઠાકોરભાઈ પટેલ, (૩) દિપકભાઈ છગનભાઈ પટેલ, (૪) વિમલકુમાર ઉર્ફે વિમલભાઈ નરેશભાઈ પટેલ, (૫) નિતેશભાઈ મંગુભાઈ પટેલ નાએ કોઈને પણ મજકુર જમીન વેચાણ, ગીરો, બક્ષીસ, ટ્રાન્સફર કે એસાઈન કરેલ નથી કે કોઈની સાથે મજકુર જમીન અંગે તબદીલીના વહેવારો કે લખાણો કરેલા નથી કે મજકુર જમીન વેચાણ કરવા અંગે કોઈને જાહેર નોટીસ પ્રસિધ્ધ કરવા સંમતિ પણ આપેલ નથી. તદઉપરાંત જાહેર નોટીસમાં જણાવ્યા અનુસાર મજકુર જમીન પૈકી ઉત્તર દિશા તરફની વણવહેચાયેલ ૩૦ ફૂટ રસ્તા બાબતની હકીકત ઉપજાવી કાઢેલી છે, કારણે મજકુર જમીનમાંથી જવા આવવા તેમજ વાહનો લાવવા લઈ જવા અંગે કોઈપણ રસ્તા અંગેની સમજુતી થયેલી નથી કે રસ્તો બનાવવામાં આવેલ નથી. તદઉપરાંત જાહેર નોટીસમાં ખરીદનારનું નામ પણ જણાવવામાં આવેલ નથી. આમ મજકુર જમીન અંગે કોઈની સાથે કોઈપણ પ્રકારના લખાણો, વહેવારો કે કરારો કરવામાં આવશે તો તે હમારા અસીલોને કબુલ, મંજુર અને બંધનકતા રહેશે નહિ. આમ મજકુર જમીન બાબતે હમારા અસીલોની રૂબરૂમાં સહી, સંમતિ લીધા વિના કોઈએ કોઈપણ જાતના તબદીલી કે વેચાણ અંગેના કોઈપણ જાતના લખાણો કે વહેવારો કરવા-કરાવવા નહિ અને તેમ છતાં તેવા કોઈપણ જાતના લખાણો કે વહેવારો કરવા-કરાવવામાં આવશે તો તે હમારા અસીલોને કબુલ, મંજુર અને બંધનકતા રહેશે નહિ અને તેવા ઈસમોને કાયદેસરના માલીકી હકક ટાઈટલ પ્રાપ્ત થશે નહી અને તેવા ઈસમો વિરૂઘ્ધ નાછૂટકે ફોજદારી/કાનુની રાહે પ્રકરણો કરવાની ફરજ પડશે અને તેના ખર્ચ અને પરીણામની જવાબદારી તેઓની રહેશે, તેની આથી તમામને આ જાહેર નોટીસ/ચેતવણી આપવામાં આવે છે. સંજય જી. લીંબાચીયા (એડવોકેટ) ઓફિસ નં. : ૧૧૧, જોલી પ્લાઝા, અઠવાગેટ સર્કલ, સુરત-૧. મો.નં. ૯૮૨૪૩૮૪૬૫૪
