Therefore, we, on behalf of our client, Mr. Bahadur Singh Jamubhai Chauhan, residing at Sanathal, Taluka Sanand, District Ahmedabad, under his instructions and request, issue this public notice to inform that the land located in the vicinity of Village Valthera, Taluka Dholka, District Ahmedabad, Block/Survey No. 504, 532, is the independent property of our client, under his possession, enjoyment, and personal cultivation for agricultural purposes. Our client has been cultivating the said agricultural land and carrying out ancillary agricultural activities, deriving income and sustenance from it, and continues to do so, supporting himself and his family from the income generated. Further, it is publicly notified that our client executed a registered sale deed for the said property in favor of Chhatrasinh Udesinh Parmar and Rajesh Rameshbhai Parmar at the office of the Sub-Registrar, Dholka, vide Sale Deed No. 646 dated 15/03/2018. However, after executing the registered sale deed for the said property, due to certain technical and personal reasons, they no longer wished to retain the sale. It was verbally agreed with our client to cancel the said sale deed. Consequently, our client has refunded ₹25,00,000/- (Rupees Twenty-Five Lakhs Only) to Chhatrasinh Udesinh Parmar, the purchaser, vide A.D.C. Bank Sanathal Branch Check No. 000004, and ₹25,00,000/- (Rupees Twenty-Five Lakhs Only) vide H.D.F.C. Bank Sanathal Branch Check No. 000057, totaling ₹50,00,000/- (Rupees Fifty Lakhs Only) towards the sale consideration. Similarly, to the purchaser No. 2, Rajeshbhai Rameshbhai Parmar, our client has refunded ₹23,00,000/- (Rupees Twenty-Three Lakhs Only) vide A.D.C. Bank Sanathal Branch Check No. 000069, ₹2,00,000/- (Rupees Two Lakhs Only) vide H.D.F.C. Bank Sanathal Branch Check No. 000056, and ₹25,00,000/- (Rupees Twenty-Five Lakhs Only) vide H.D.F.C. Bank Sanathal Branch Check No. 000062, totaling ₹50,00,000/- (Rupees Fifty Lakhs Only) towards the sale consideration. Thus, a total of ₹1,00,00,000/- (Rupees One Crore Only) has been refunded by check and ₹1,00,00,000/- (Rupees One Crore Only) in cash, amounting to a total of ₹2,00,00,000 (Two Crore) towards the consideration of the said property. The remaining sale consideration will be refunded, and our client intends to cancel or revoke the said sale deed as per the agreement. We hereby declare this. Furthermore, as our client does not wish to sell the said property, no person should engage in any transaction with any individual or entity regarding the sale of the said property, nor should they contact or approach our client in any way regarding the sale of the said property. Therefore, this public notice is issued to inform that no person, entity, or third party should enter into any agreements, writings, or transactions of any kind, regarding the said property concerning its sale or otherwise, without the written consent of our client. If anyone does so, they will be doing so at their own risk, and our client will take legal action against them, and they shall be responsible for all expenses and consequences thereof.
